- How did you identify the market demand for real estate properties in Mombasa, and what steps did you take to ensure that your properties met the needs of potential buyers or renters?
As the Buxton Point team we did a survey in the real estate market before we started the project. It is in our research that we established that a majority of estate in Mombasa lack basic amenities such as play grounds, swimming pools, courtyards among others and it is for that reason that we focused on providing these amenities.
People desire for a place where they can get these amenities while at their comfort hence our focus on lifestyle. Our philosophy as a developer revolves around providing a lifestyle hence the sharp focus on amenities.
- What kind of due diligence did you conduct before selecting the location of Buxton Point Mombasa, and what factors did you consider in your decision-making process?
Buxton Point is a project that is being done through a Joint Venture with the County Government of Mombasa. The County government of Mombasa has several estate in the county which are set to be redeveloped and Buxton happens to be the best of all hence our consideration to develop at this location.
We considered a number of factors before settling for Buxton among them the fact that majority of parastatals and private companies are within the Central Business District (CBD) where Buxton Point is located. The other targeted companies which are in the outskirts are just one matatu away.
Proximity to key social amenities including hospitals, learning institutions, police stations among others are some of the factors considered in our decision making process.
Buxton Point is a walking distance to Coast General Referral Hospital, KEMU and TUM universities and Tononoka and Makupa police stations.
3.How did you prioritize the various features and amenities that Buxton Point Mombasa offers, and what kind of feedback have you received from customers on these aspects of your properties?
Our project has inputs from our clients. We did a survey and asked the clients what they would want to have in an estate and in our research clients mentioned that they will prefer to have a kindergarten, security and courtyards.
We prioritized these amenities in our property and also decided to think beyond what our clients wanted and provided an entire lifestyle for them by including in our project a swimming pool, club house, three sports courts, walkways, community centre among others.
- How have you managed risk in the real estate industry, and what strategies have you used to mitigate potential losses or setbacks?
Phasing of the development has helped us in managing our risks in the industry. We also managed our risks by working with competent and reputable firms and architecture, engineers and contractors.
Contract time has helped the developer against any price fluctuations. Consideration was also put in marketing by having an in house sales and marketing department which solely focus on our project unlike other developers who work with consultants that cannot focus on a single project.
- What kind of data analytics and market research have you conducted to stay ahead of trends in the real estate industry, and how has this information informed your decision-making at Buxton Point Mombasa?
Before we start the market feasibility study we made our client to be the main source of information and maintained getting feedback from them. Bill Gates says your most unhappy customers are your greatest source of learning.Online surveys have also helped us in decision making together with our property advisors who are also our clients’ relationship managers.
- How have you incorporated sustainable design and construction practices into your properties, and how has this affected the cost and quality of your projects?
As a development we believe in green building technology. We emphasize on natural ventilation and natural lighting based on design and construction of our project.We are using power saving gadgets in our construction process and plan to have solar power plants on top of our buildings.
The quality is on the higher side we are giving people what will help them save operational cost of their apartments.The marginal cost of ensuring sustainability is very limited as compared to the value we get by doing this.
We also introduced the condition of every buyer to plant a tree when they buy a unit at Buxton Point.
- How have you leveraged technology in the real estate industry, such as through virtual tours or online platforms for property management, and what kind of impact has this had on your business?
We have invested heavily on technology especially in our marketing departments.Our website has virtual tours which have made it easy for us to sale to people who are out of town, majorly people living in Diaspora.
Our online platforms have given us and our clients the opportunity to interact before making decision of investing in a property
- What kind of partnerships or collaborations have you established with other businesses or organizations in Mombasa, and how have these relationships contributed to the success of Buxton Point Mombasa?
Banks and suppliers are our main partners in this business.The banks have helped up in introducing the mortgage scheme for clients while our collaboration with suppliers such as Mombasa cement has had a huge impact on the community. Mombasa cement helps the community and we feel to be part of this because of the contribution we make to them in terms of business.
Majority of supplies are sourced locally from local artisans, something that has contributed to the success of Buxton Point in having relationships with the community.
We have also partnered with the County Government of Mombasa in identifying locals to ensure they are employed at the construction site. Buxton Point has created at least 3,000 jobs both direct and indirectly in Mombasa.
- How have you approached marketing and branding for Buxton Point Mombasa, and what strategies have you used to build brand awareness and customer loyalty?
Majority of our sales and marketing is through strategic partners such as banks, agents and other organizations. Our branding and marketing is customer centric and capitalizes on social media
